How Booking Student Accommodation in the UK Actually Works

Booking Advice2 min readRAJ Property Consultants NI

If you have never rented in the UK before, student accommodation paperwork can look intimidating. Here is the process, step by step, with no jargon.

1. Shortlist

Decide your university, budget and move-in month, then compare a handful of properties. Every listing on our Belfast page shows tenancy lengths, weekly rent, what bills are included and the distance to each university.

2. View before you commit

If you are abroad, ask for a live video viewing — where property access and the provider's permission allow, a Belfast-based advisor walks the property live on a video call so you and your family can see it and ask questions before paying anything.

3. The booking form and tenancy agreement

Once you choose a room, the accommodation provider issues a booking form and a tenancy agreement. Read the tenancy length and total contract cost carefully — UK student tenancies are usually fixed-term (for example 44 or 51 weeks), and you commit to the full term.

4. Guarantors

Many providers ask for a guarantor — a person (often UK-based) or a paid guarantor service who promises to cover rent if you cannot. Requirements are set by each provider, not by us; we explain exactly what your chosen provider needs and guide you through their process.

5. Deposits and payments

You may pay a deposit and either the full rent or instalments, depending on the provider's plans. Two honest rules to remember:

  • Always pay the official accommodation provider directly, through their own payment system.
  • RAJ never collects rent or deposits from students — our support is free, and if anyone asks you to pay an agent directly, treat it as a warning sign.

6. Book early — but never panic-book

The best rooms for September go early in the year, and genuine offers do have end dates. But no legitimate provider needs you to pay within the hour. Take the evening, ask your questions — we answer on WhatsApp within 30 minutes, 8am–10pm UK — and book when you are sure. The full process is on our How It Works page.
