Your friend makes an eligible booking
They must enquire about and book a participating property through RAJ using your referral link or code, before the booking is attributed elsewhere.
Rewards are approved
Once the landlord or accommodation provider confirms the qualifying booking and the conditions are met, RAJ approves any eligible rewards.
Rewards become payable only after the qualifying booking conditions have been satisfied and eligibility has been confirmed.

- This referral programme is for individual, non-commercial referrals only — for example students, parents and friends introducing someone they personally know.
- Commercial partners such as education agents, universities and other organisations are not eligible for this programme and should apply through Partner With RAJ instead.
- Rewards apply only to participating properties and eligible bookings made through RAJ.
- Your friend must reach RAJ through your referral link or quote your code so the booking is correctly attributed to you before it is attributed elsewhere.
- Self-referrals are not permitted — you cannot refer yourself or book in your own name using your own code.
- Duplicate accounts, fake enquiries and any fraudulent or abusive activity are prohibited and will void any reward.
- Only one referrer can be credited per booking — where more than one code could apply, the first valid code recorded against the enquiry is the one that counts.
- Cancellations, refunds and no-shows may void a pending reward, or reverse one that has already been approved.
- The accommodation provider's own booking conditions (for example a minimum tenancy period or successful move-in) may also apply before a reward becomes payable.
- RAJ Property Consultants NI Ltd may change, pause or end the programme, or adjust future reward values and eligibility, at any time and without prior notice.
- Any rewards you have already earned will be honoured under the terms that applied at the time they were earned.
Students pay rent, deposits and accommodation charges directly to the official accommodation provider. RAJ PROPERTY CONSULTANTS NI LTD does not collect student accommodation rent or deposits.
