1. Our role

RAJ Property Consultants NI Ltd provides accommodation support, booking guidance, tenant-find and referral help for students coming to Belfast. In the great majority of cases we are not the landlord, owner, operator or provider of the accommodation we tell you about — our role is to help you find, understand and enquire about it. Your booking or tenancy is a direct agreement between you and the accommodation provider.

2. Payment model

Students pay rent, deposits and accommodation charges directly to the official accommodation provider. RAJ PROPERTY CONSULTANTS NI LTD does not collect student accommodation rent or deposits.

3. Private-landlord listings

Some listings come from private landlords rather than large purpose-built providers. The level of checking or review we have carried out varies from listing to listing, and any verification or review label describes only that checking — it is not a guarantee about a property's condition, safety, legal compliance or management. Please satisfy yourself about a private-landlord property and the landlord before you commit.

4. Property compliance

Responsibility for a property meeting its legal obligations rests with the landlord or accommodation provider, not with RAJ, unless we have expressly agreed otherwise in writing. This includes safety, housing standards, any required licensing or registration, deposit protection and the terms of the tenancy itself. We are not responsible for a provider's failure to meet those obligations.

5. Pricing, offers and availability

Property prices, effective rents, cashback offers, room availability and promotional terms can change, and are always subject to confirmation with the accommodation provider. If an offer expires or eligibility becomes uncertain, we remove the effective-rent marketing figure until the offer is reconfirmed.

6. Live video viewing

Live video viewing is subject to property access, availability and the accommodation provider's permission. Some properties or room types may only have a show room, prerecorded media or no physical viewing access at the requested time.

8. Third-party services

We may point you towards, or work alongside, third parties — for example accommodation providers, guarantor services, payment providers, transport operators or review platforms. Those organisations control their own services, prices and terms, and using them is subject to their terms, not ours. We are not responsible for third-party services, and mentioning one is not a recommendation or endorsement.

9. Travel and distance information

Any travel times, walking or transport distances, and “minutes to campus” style figures we show are approximate estimates for general guidance only. Actual journey times vary with your exact route, mode of travel, timetables and conditions. Please check for yourself if a precise distance or travel time matters to your decision.
