Referral Terms

1. About these terms

These terms apply to the RAJ Property Consultants NI Ltd (“RAJ”, “we”, “us”) Refer a Friend programme. By taking part — as a referrer or as a referred student — you accept these terms. They sit alongside our main Terms & Conditions, which continue to apply.

2. An individual, non-commercial programme

The Refer a Friend programme is for individuals only. It is intended for genuine, non-commercial word-of-mouth referrals between people who know each other — for example a current or former student telling a friend about us. It is not a business opportunity and is not intended for referrals made at scale.

3. Commercial partners are excluded

Education agents, accommodation providers, landlords, universities, student communities, businesses and anyone introducing students as part of a commercial arrangement are not eligible for this programme. Those relationships are handled separately under our partner programme and their own written agreements, not under these Referral Terms.

4. Participating and eligible bookings only

A referral reward can only arise from a participating, eligible booking. This normally means the referred student completes a genuine, successful booking with an accommodation provider that takes part in the programme, and satisfies the booking conditions we use for referral recognition — for example a minimum tenancy period or a successful move-in. Not every property or booking participates, and eligibility is assessed at the time the qualifying conditions are met.

5. Correct attribution is required

For a referral to count, it must be correctly attributed to you — normally by the referred student using your referral code or link, or by the referral being recorded in the way we ask at the time. We cannot credit a referral that was not attributed to you through the proper route, and it is your responsibility to make sure your code or link is used.

6. One referrer per booking

Only one referrer can be recognised for any single booking, unless we have expressly agreed otherwise in writing. Where more than one person claims the same referral, we decide, acting reasonably, which single referrer (if any) is credited.

7. Self-referrals and prohibited accounts

Self-referrals are not allowed — you cannot refer yourself or claim a reward for your own booking. Duplicate accounts, and any account or referral connected to a fake or fraudulent booking, are also prohibited. We apply reasonable anti-abuse checks and may reject or reverse any referral that breaches these rules or that we reasonably believe is not genuine.

8. Cancellations, refunds and no-shows

A referral reward is not confirmed until the qualifying conditions have actually been met. A cancellation, refund, chargeback or no-show by the referred student — whether before or after a reward is approved — can void a pending reward or reverse a reward that has already been approved but not yet paid. The accommodation provider's own booking conditions may also apply and can affect whether a booking qualifies.

9. Reward values and the £50 reward

The value of any referral reward is the amount displayed on the site for the programme at the time of the referral. Our public Refer a Friend reward is advertised as £50, but £50 is not guaranteed for every booking: a reward only becomes payable where a booking is participating and eligible and all the qualifying conditions are met, and some bookings do not qualify at all.

We may change, reduce, increase, pause or end reward values, or the programme itself, for future referrals at any time. Any change applies only to referrals made after the change. Rewards that have already been properly earned and qualified are handled under the terms that applied at the time they were earned.
