1. Our role and service

RAJ Property Consultants NI Ltd (“RAJ”, “we”, “us”) provides Belfast-based student accommodation support and booking guidance. Depending on what you need, this can include helping you search for and shortlist suitable rooms, tenant-find and referral support that introduces you to an accommodation provider, explaining and guiding you through a provider's official booking process, and arranging live video viewings where property access and provider permission allow. By using our website you accept these terms.

2. We are not the landlord or provider

Students pay rent, deposits and accommodation charges directly to the official accommodation provider. RAJ PROPERTY CONSULTANTS NI LTD does not collect student accommodation rent or deposits.

RAJ does not hold your deposit or collect your rent — these are paid directly to the accommodation provider. In the great majority of cases RAJ is also not the landlord, owner, property manager or operator of the accommodation we tell you about, and is not a party to your tenancy agreement. Your booking or tenancy is a direct agreement between you and the relevant accommodation provider. Where RAJ ever acts in a different capacity for a specific property, that will be made clear to you in writing before you commit.

3. The listings we show

Listings on our website can include purpose-built student accommodation (PBSA), rooms offered by private landlords, and properties handled by property managers or operators. Different providers run different booking systems, tenancy types, payment schedules and policies, and we will always try to point you to the provider's own official process for the property you choose.

4. Where our information comes from

Some of the information we display — including descriptions, photographs, prices, availability and offers — is provided to us by accommodation providers, landlords, operators or other third parties, or is compiled from publicly available sources. We take reasonable care to keep it accurate and up to date, but details can change at short notice and are always subject to confirmation with the provider before you book.

Where RAJ helps arrange optional additional services such as airport pickup or local transport, those services are provided by independent third-party transport operators under their own terms — RAJ is not the transport operator. Any details and costs are confirmed with you individually before anything is booked.

5. Verification labels and what they mean

Where a listing carries a verification or review label — for example that RAJ has physically visited a property, that a listing has been reviewed, or that a listing is partner-provided — that label describes only the level of checking we have carried out for that specific listing. The level of checking genuinely varies from one listing to another. A label is not a guarantee about the condition, safety, legal compliance, management or ongoing accuracy of a property. Please satisfy yourself about a property and its provider before you commit.

6. No fees for students

Our support is free for students — you will never be charged a booking or introduction fee by us.

7. An enquiry is not a tenancy contract

Submitting an enquiry through our website, WhatsApp or email does not create a tenancy, reservation or any other binding agreement between you and RAJ Property Consultants NI or the accommodation provider. A tenancy only comes into effect once you and the relevant accommodation provider have completed their own official booking process and tenancy agreement.

8. Prices, offers and the effective price

Prices, effective rents, offers, availability, deposits, cancellation terms and visa-related policies are set by the accommodation provider for each property, not by us, and are always subject to confirmation with that provider. Where we show an “effective” or “from” price, that figure is an illustration that may spread a cashback or promotional offer across the tenancy to help you compare options — it is a marketing figure, not the contractual rent set out in your tenancy agreement. If an offer expires or eligibility becomes uncertain, we remove the effective-price figure until it is reconfirmed. The provider's own terms take precedence for any booking you make.

9. Cashback & offers

Cashback and other offers shown on a property or room may be funded by RAJ Property Consultants NI Ltd (“RAJ Exclusive Cashback”), by the accommodation provider (“Provider Cashback”), or both, and are always labelled accordingly. You are only eligible for an offer if your booking meets the eligibility conditions displayed against that offer at the time you book. Cashback is a separate benefit from the accommodation provider's contractual rent and is never a reduction of that rent, whether or not it is included in an advertised effective weekly rent figure. Offers may change, be withdrawn or be paused by RAJ or the provider at any time, and are not guaranteed until the eligibility conditions have been met.

10. Referral programme

Our referral programme is for individuals only and is intended for genuine, non-commercial word-of-mouth referrals between people who know each other. It is not open to commercial partners, agents or businesses, or to anyone introducing students as part of a commercial arrangement — those relationships are handled separately under their own agreements, not under this programme.

Where a referral code or link is used, referral rewards for the referrer and the referred student become payable only after the referred student completes an eligible successful booking and satisfies the accommodation provider conditions used by RAJ for referral recognition (for example a minimum tenancy period or successful move-in). Cancellations, refunds and no-shows by the referred student can void a pending reward, or reverse a reward that has already been approved. We apply reasonable anti-abuse checks and may reject self-referrals, duplicate accounts, or referrals connected to a fake or fraudulent booking. Reward amounts are those displayed on the site at the time of the referral and may be changed, paused or ended for future referrals at any time.

11. Waiting lists

Where a property or room type is full, you can ask to join a waiting list. Joining a waiting list is not a reservation, a booking or any guarantee that a room will become available, be offered to you, or be offered at a particular price. If a room does become available we will contact you using the details you gave us; rooms are offered subject to availability at that time and the provider's own conditions. You can ask us to remove you from a waiting list at any time.

12. Reviews and testimonials

Reviews and testimonials on our website are intended to reflect the genuine experiences of real students and customers. We may moderate reviews to remove content that is abusive, unlawful, off-topic or misleading, but we do not invent reviews or change their substance. Where a review has been left in connection with a reward, incentive or prize draw, we aim to make that clear — and an incentive is never conditional on leaving a positive review. Honest feedback is welcome either way.

13. Your responsibilities

When you use our service you agree to give us accurate and up-to-date information, to use the service and our website lawfully and in good faith, to review a provider's official terms, tenancy agreement, guarantor and payment requirements before you commit, and to make your own decision about whether a property and provider are right for you. You are responsible for the payments you make directly to the provider and for meeting the provider's conditions.

14. Landlord and provider responsibilities

Accommodation providers, landlords, operators and property managers remain responsible for their own properties and services. Unless something is expressly agreed with RAJ in writing, this includes meeting all applicable safety, housing, licensing, deposit protection and tenancy obligations, keeping their listing information accurate, honouring their own booking terms and offers, and handling the tenancy relationship with the student. Providers are responsible for the accuracy of the information and content they supply to us.

15. Images and content you upload

If you upload or send us photographs, videos, reviews or other content — for example when listing a property or leaving a review — you confirm that you own that content or have permission to share it, that it does not infringe anyone else's rights or privacy, and that any people shown have agreed to appear. You grant RAJ permission to use that content to operate and promote the relevant listing and our service. You can ask us to remove content you have provided, and we will do so where we reasonably can.

16. Intellectual property

The RAJ Property Consultants NI name, logo, website design, text and other original materials are owned by RAJ or used with permission, and are protected by intellectual property law. You may view and share our pages for your own personal, non-commercial use, but you may not copy, reproduce or reuse our branding or content for commercial purposes without our written permission.

17. Website availability

We aim to keep our website available and working well, but we provide it on an “as is” and “as available” basis. We may update, change, suspend or withdraw the website, or any feature of it, at any time — for example for maintenance — and we do not promise that it will always be uninterrupted or error-free.

18. Limitation of liability

We take reasonable care in the guidance and support we provide, but we do not own or manage the properties we introduce students to and cannot guarantee their condition, availability, pricing or the conduct of the accommodation provider. To the fullest extent permitted by applicable law, our liability for any loss arising from your use of our service is limited to the value of the service we provided (which, for students, is provided free of charge). Nothing in these terms limits or excludes any liability that cannot lawfully be limited or excluded.

19. Your statutory rights

These terms do not take away or reduce any legal rights you have that cannot be removed by agreement. Where you have mandatory rights under consumer, housing or other law that apply to you, those rights continue to apply alongside these terms.

20. Governing law

These terms are governed by the laws of Northern Ireland, and any dispute arising from them will be subject to the exclusive jurisdiction of the courts of Northern Ireland.
