Property Listing Terms
Last updated: 10 September 2026
1. About these terms
These terms apply when you submit a property to be listed with RAJ Property Consultants NI Ltd (“RAJ”, “we”, “us”). By submitting a property you accept these terms. They sit alongside our main Terms & Conditions, which continue to apply.
2. Who may submit a property
A property may only be submitted by its owner, or by an agent or representative who is authorised to act for the owner. By submitting a property you confirm that you own it or are authorised to let it and to list it with us, and that the information you give us is accurate and complete.
3. Submission is not publication
Submitting a property is a request to be considered for listing. It does not automatically publish the property, and it does not create any binding agreement that we will list it. A property is only published once it has been through our process below and approved.
4. How listing works
Listing a property follows four steps:
- Submit details — you send us the property details and any supporting information we ask for;
- Review & verification call — we review the submission and speak with you to verify the property and your authority to let it;
- Commercial terms & listing agreement — we agree the commercial terms and put a listing agreement in place;
- Approved & published — once approved, the property is published on our website.
5. Fees and commercial terms
There is no upfront listing fee. Any referral or commission arrangement will be discussed and agreed before publication. The agreed commercial terms are set out in your listing agreement.
6. Review, verification and approval
We review, verify and approve listings at our discretion. We may ask for further information or documents, decline a submission, or remove or pause a listing — for example where information cannot be verified, is inaccurate or out of date, or where a listing no longer meets our requirements. The level of review we carry out can vary from one listing to another.
7. Verification labels
Where a listing carries a verification or review label, that label describes only the level of checking we have carried out for that specific listing. It is not a guarantee about the condition, safety, legal compliance, management or ongoing accuracy of a property. Students are asked to satisfy themselves about a property and its provider before they commit.
8. Landlord and provider responsibilities
The landlord or accommodation provider remains responsible for the property and, to the extent required by applicable law, for meeting all safety, housing, licensing, deposit protection and tenancy obligations, and for handling the tenancy relationship with the student. You are responsible for keeping your listing information accurate and for honouring your own booking terms and offers.
9. Our role
Students pay rent, deposits and accommodation charges directly to the official accommodation provider. RAJ PROPERTY CONSULTANTS NI LTD does not collect student accommodation rent or deposits.
RAJ is not the landlord, owner or operator of the properties we list. We provide accommodation support and booking guidance and, in the great majority of cases, the tenancy is a direct agreement between the student and the accommodation provider. We do not collect rent or deposits on your behalf.
10. Changes and contact
We may update these terms from time to time; the version published on this page is the one that applies. If you have any questions about listing a property, contact us at rajpropertyconsultantsni@gmail.com.
