A 7 calendar day cooling-off period applies from the date of booking.

No Place No Pay may apply to eligible first-year undergraduate and postgraduate students.

No Visa No Pay may apply to eligible international students whose UK student visa is refused.

• Official visa refusal evidence must be provided.

Early termination is generally allowed only in limited circumstances.

• After the cooling-off period or after key collection, the student may remain liable for rent.
• The tenancy does not automatically end because the student moves out.
• The student may remain liable until an approved replacement tenant is found or until the tenancy ends.
• Any request remains subject to the accommodation provider's tenancy terms.

A replacement tenant may be accepted where permitted by the accommodation provider.

If a student is unable to travel due to government-imposed travel restrictions or significant travel disruption, the booking may be reviewed.

• Delayed arrival does not automatically cancel or suspend the tenancy.

If a student's university cancels or materially changes their course, the accommodation provider may review the booking.

If a student officially defers their studies, they should provide updated university documentation.

• The accommodation provider's booking and tenancy conditions continue to apply.

Students may request a preferred room number, floor or location during the booking process.

• Final room allocation is controlled by the accommodation provider.
• RAJ can pass room preferences to the provider where appropriate.

Students who wish to continue staying at Aster House for another academic year can enquire about renewal or rebooking.

• The same room cannot always be guaranteed.
• Prices and tenancy terms may change for the new academic year.
• Students are encouraged to enquire early if they wish to stay again.

Students should follow the accommodation provider's official check-in instructions before arrival.

• Students should arrive within the confirmed check-in window where possible.

Students choosing an instalment plan are required to provide an approved guarantor.

• Available instalment options include 3, 4 or 10 instalments.

A guarantor is required when rent is paid by instalments.

• Aster House accepts both UK and international guarantors, subject to provider checks and approval.
• International guarantors may be asked to provide identification, employment, income or other supporting documents.
• A guarantor is not required when the student pays the full rent in one payment.
• Guarantor rules may differ where a booking is processed through a third-party booking platform, so the applicable booking route should be confirmed before proceeding.

Aster House is intended for students.

• Students may be asked to provide evidence of university enrolment or student status.
• Eligibility must be confirmed before the booking is completed.
• Non-student occupancy should not be assumed unless the accommodation provider confirms otherwise.

Students who will be under 18 on the move-in date should check their eligibility before booking.

Dual occupancy may be available on eligible room types, subject to the accommodation provider's rules and availability.
